FROM Student Housing in Catania, in collaboration with GiPa Luxury Estate, represents an advanced example of how CGI and immersive experiences can revolutionize the launch of a real-estate project still under construction/renovation. Located at Via Rocca Romana 49 in Catania, the building was designed to offer university students a modern, functional, and cutting-edge environment. In just 30 working days, Vision Architettura delivered a pre-building virtual tour and a cinematic video aimed at maximizing digital engagement and securing advance bookings even before construction was completed.

To ensure an immersive and interactive user experience, a web-based virtual tour was developed and integrated into fromcampus.it. Thanks to a 3D model faithful to the architectural design by GiPa Luxury Estate, every space—from private rooms to study areas and the panoramic terrace—can be previewed in realistic detail. Informational hotspots highlight amenities such as the gym, coworking spaces, and relaxation areas, allowing students to explore their future accommodation virtually.

The project’s technical backbone relies on an advanced workflow of 3D modeling, PBR texturing, and precomputed advanced lighting, optimized for high performance on both desktop and mobile web browsers. This setup guarantees fast loading times and photorealistic rendering quality, even under less-than-ideal network conditions.

Finally, to amplify reach and capture social-media attention, a 60-second cinematic video was produced, featuring high-impact fly-through shots and animated titles. Optimized for Instagram Stories, Facebook Feed, and YouTube Shorts, the video emphasizes calls to action such as “Book your room now” and “Discover FROM in preview.” The results: increased site visits, longer average tour times, and a significant rise in advance bookings, delivering an accelerated ROI.
